Variance Application
A Variance allows relief from strict requirements of the zoning ordinance when unique property conditions make compliance difficult. Variances are granted only in special circumstances and must meet legal standards.
You may need a variance if:
- Your property’s shape, topography, or size makes compliance with zoning rules impossible
- You need to build closer to a lot line than normally allowed
- You cannot meet height, setback, or lot size requirements
- Variances are not granted for financial hardship or convenience
What You Need to Apply
- Completed variance application
- Site plan showing proposed construction and setbacks
- Description of the hardship or unique property condition
- Parcel number and address
- Owner/applicant contact information
Steps to Apply
- Submit your variance request below.
- Staff reviews and schedules your case for the Board of Zoning Appeals.
- Public notices are published and mailed to nearby property owners.
- Attend the Board of Zoning Appeals hearing.
- Board issues a decision approving or denying the variance.
Standards for Approval
To be granted, you must demonstrate:
- Unique property limitations prevent compliance
- No harm to the public interest
- Request is the minimum variance necessary
